What is Conveyancing?

Conveyancing is the legal process of transferring ownership of a property from one party to another. In Dubai, this involves a series of steps regulated by the Dubai Land Department (DLD) — from the initial sales agreement and NOC issuance through to final title deed registration. The Transfer Process

Memorandum of Understanding (MOU)
Buyer and seller sign the MOU (Form F) agreeing price, terms, and the transfer timeline. A deposit of 10% is typically held.

NOC from Developer
We apply to the property's developer for a No Objection Certificate, confirming there are no outstanding service charges or liabilities.

Mortgage Discharge (if applicable)
If the seller has an existing mortgage, we coordinate the bank payoff and mortgage discharge simultaneously with the buyer's financing.

Dubai Land Department Transfer
Both parties attend a DLD-approved Trustee Office. All funds are settled, the title deed is transferred, and ownership officially changes hands.

Title Deed Issued
The new owner receives their title deed — either physically or digitally via the DLD's Dubai REST app. Congratulations, the transfer is complete.

Do I need a conveyancer in Dubai?
While not legally required, having an experienced conveyancer significantly reduces the risk of costly errors. Dubai's property transfer process involves multiple government bodies, banks, developers and legal documents — mistakes can delay or invalidate a transaction.
How long does a property transfer take in Dubai?
A cash transaction typically completes in 2–4 weeks. Mortgage transactions take 4–8 weeks due to the additional bank processes. Off-plan handovers vary by developer. We will give you a realistic timeline at the start of your transaction.
What are the costs involved in a Dubai property transfer?
The Dubai Land Department charges 4% of the property value as a transfer fee, plus an admin fee of AED 580 (for properties under AED 500K) or AED 4,200 (above AED 500K). There are also agent commission fees and trustee office fees of AED 2,000–4,000. We provide a full cost breakdown before you proceed.
What is an NOC and why is it needed?
A No Objection Certificate (NOC) is issued by the property developer confirming the seller has no outstanding service charges, maintenance fees or liabilities. The DLD will not proceed with a transfer without a valid NOC. We obtain this on your behalf.
Can non-residents buy property in Dubai?
